Study in the Two-Path Mechanism of Community Commercial Retail Layout on Residents’ Senses of Gain and Wellbeing |

Abstract According to the two-factor theory, this study based on the 502 samples of Beijing families, established the influence mechanism of community commercial retail layout on residents’ sense of gain and wellbeing, aiming to explore the optimization path and management focus of community commercial retail layout. The results showed that community commercial retail layout could improve the sense of gain and wellbeing. To be more specific, if there are only basic retail outlets, the layout could improve the sense of gain through the enhancement of residents’ community service evaluation. However, if there are both basic and quality-improving retail outlets, the influence of basic retail layout would become ineffective. In contrast, quality-improving commercial retail layout could improve the sense of gain and wellbeing by increasing residents’ community service evaluation and satisfaction. Compared with new communities, this influence was particularly obvious in older communities.
